The Tenant Project Manager is a staff augmentation position to the Facilities Operations staff at the headquarters of a major international organization.  This position manages projects related to tenant requests for space changes, additions, or new functionality.  This position is responsible for project oversight and control to meet project scope, schedule, cost, quality, and communication objectives throughout the design and/or construction stages of one or more projects.

Primary Responsibilities

• Champions space management work and related operational relationship management with the client’s departments, including the Headquarters Renewal Task Force or similar, other facility organizational units, e.g., IT, and ensures full and ongoing alignment of work plan and performance expectations. Positions self, and team members, to demonstrably serve as trusted advisors and recognized professional experts to stakeholders with respect to structured management of larger scale or complex space, moves and related renovation projects.

• Consistently applies and maintains effective governance and efficient controls for managing and assessing the performance of the managed requests, solutions, projects and results. Determines and agrees priorities with stakeholders, satisfies demands and allocates work based on budgeted resources and term-contract service partners.

• Management and administration of requests related to space: changes, additions, or new functionality. This involves the development and delivery of related Tenant Renovation services within the client’s HQ buildings using a variety of internal and external resources. Manages the intake, evaluation, dissemination and tracking of space and change requests, ensuring activities are approved and implemented on time in a coordinated, efficient, cost effective manner. All output shall meet the institutional, departmental and user needs and satisfaction.

• Ensures Tenant Renovation activities are performed within the context of client approved budgets, facility and space master plans, design standards, A/MEP and FFE technical standards and environmental health and safety requirements. Conducts QA/QC to validate adherence to industry standards, compliance with regulations and client requirements, and applies performance metrics for data management and measures accordingly.

• Responsible for ensuring available, accurate, and timely data capture, maintenance and reporting, across managed requests and projects.

• With oversight from the Divisional budget officer, operationally track and manage the capital budget for tenant renovations and associated quarterly reporting.

• In addition to the above, provide leadership, significant technical responsibility and leadership as it relates to service delivery. May conduct benchmarking and best-practice studies. Analyzes business processes to validate effectiveness, and identify, plan, execute, and measure process improvements.

Qualifications
In addition to the qualifications set forth in the Job Standards:
• Architectural/Facility Management Degree, FMP, or CFM, CPM are all desirable.
• Demonstrated expertise and knowledge of facility planning/management and project management in a corporate headquarters including operation of building systems, interior architecture, and workplace strategy.
• Recognized expertise with extensive experience in program and project management with demonstrable successes in managing complex US$5M+ projects.
• Initiative, sound judgment and the ability to work independently with minimal guidance/supervision while managing multiple projects with competing priorities.
• Effective change management capabilities, i.e., instigate, plan, transition sustain change.
• Strong analytical and technology skills, ability to draft statements of work, project spreadsheet reports, and to conceive, formulate, and implement policies and programs.
• Exceptional interpersonal, communication and customer service skills with special emphasis on expository skills needed to explain two dimensional plans, design standards, and financial/time constraints.
• Ability to both lead and participate effectively in a team environment, superior collaboration, conflict resolution and negotiation skills.
• Knowledge of finance, purchasing, contract terms and conditions and facility management technology.
• Highly proficient with desktop computing and AutoCAD. Knowledge of MS Office Suite, (including Visio/Project) highly desirable.
Essential Functions:
Intermittent sitting, walking, standing, bending, squatting, climbing, kneeling, twisting, and lifting. Lifting requirements limited to 20 lbs. in the form of supplies, drawings, etc. Longest distance carried of 50 feet. Hand manipulation is required for simple grasping, pushing and pulling, and fine manipulation. Right and/or left hands utilized. Occasional need to reach and/or work above the shoulder, for supplies, as well as below the shoulder for same. No foot controls necessary. Must be alert to equipment in the field, there will be occasional travel, will work near construction job site equipment when in the field, occasional need to work near hazardous equipment and machinery, occasional need to walk on uneven ground, exposure to dust, gas or fumes, exposure to noise, extremes in temperature or humidity, and potential work at heights.
